The Salem City Council Monday night will be asked to approve a redevelopment agreement with Riehm Renovations, LLC to renovate two existing buildings at 300 and 306 West Main Street for commercial operations.
The total cost of the project, including acquisition totals $375,600. Of the $185,000 in estimated renovation costs, up to $110,000 will be paid from the Salem TIF District 3 fund.
Paul and Lynn Riehm own Sterling Avenue currently located in the Westgate Shopping Center and had earlier made an unsuccessful bid to purchase the former Save-a-Lot building on West Main Street.
A prohibition against residential use of the ground floor of a commercial business would be removed under an amendment change to the city’s zoning code. Those wanting to use the ground floor for residential use would have to seek a special use permit.
The council will also consider renewal of its liability and worker’s comp insurance coverage through the Illinois Counties Risk Management Trust. The overall increase is six percent, down from ten percent last year.
The council will be asked to provide a resolution in support of a Community Development Block Grant for replacement of sewer lines and committing to the local share of the cost.
Approval is also being sought to purchase a 2025 CAT Skid Steer from Fabick Tractor in the amount of $82,449 for the water and sewer department.
The annual request to abate the property tax levy for general obligation bonds that are being paid off through a sales tax will also come before the council.
The council will be asked to annex property at 525 East Lake, 1700 East Main and Walsh Properties on Airport Road and Hotze Road.
A request will be made to surplus four police cruisers through their contract agreement with Enterprise Leasing with the proceeds to offset the lease agreement in place for the four new police cruisers.
The meeting begins at six Monday night at Salem City Hall.
