Kaskaskia College awards bids for renovation of HB and L buildings

The Kaskaskia College Board has approved bids for interior renovation and replacement of the heating and air conditioning systems in the HB and L buildings.

The total cost of the project is now placed at $12,233,000. The prices came in low enough to allow for five alternate projects to be added.

College President George Evans was pleased with the high number of bidders as well as the prices.

“We were really concerned about some of the timelines and delays in equipment and supplies needed.  Don’t see that happening here.  Definitely hasn’t impacted or inflated the price.  Happy it has come in under the high estimate and includes nearly a $500,000 contingency.”

Evans says the alternative work added will result in a better project that will not leave some areas without renovation.

“Some of them were high-end acoustics in the Kaskaskia Room that will primarily serve about 70-75 students.  Additionally, we want to renovate the drafting and faculty lounge areas.  Their floors specifically will have to be abated because they are asbestos-laden.  And the HVAC areas to be included in there because of the ceiling.”

Evans says work will begin in late April on the second floor of the two buildings with a goal of completing the work by the start of the fall semester. Some students will be moved out of their classrooms the last two weeks of school for final exams to allow for the every start.

Evans notes there will be a plan to house students if not all work can be completed by August. He says they are starting on the second floor so if the heating and air condition equipment is delayed they can still hook back up to the current system. Work on the first floor of the two buildings will be completed beginning in April 2023.

Evans outlined the timetable for the remaining work in the 30-million dollar plus renovation of the main campus.

“The construction of the new gym is two years away, the business office and fine arts is a couple of years away.  The parking lots we anticipate the vocational and administrative annex parking lots to begin this summer.  Depending on how fast the capital development board moves on our west parking lot we are really looking at starting that maybe at the end of this year but at the absolute latest that would be completed by graduation next year.  That just leaves the eastern parking lot which I anticipate will happen within the next 18-24 months.”

Officials of Poetker Construction and FGM Architects, who will serve as project managers, updated the board on the plans before the bids on the seven packages making up the project were unanimously approved by the board at a special meeting Monday night.

The abatement project bid was awarded to Thornburgh Abatement, Inc. of St. Louis MO, with the base bid amount of $391,322, with the option to accept alternate bids in the amount of $11,500 and $8,802 for additional abatement areas with the HB and L building.

Bids for the interior renovation project were reviewed by the board and awarded as bid packages to the following:

  • Bid Package # 1 awarded to Litteken Construction of Breese, IL for $2,394,400
  • Bid Package # 2 awarded to Hoelscher Interiors of Aviston, IL for $993,400
  • Bid Package # 3 awarded to Richardet Floor Covering of Perryville, MO for $512,006
  • Bid Package # 4 awarded to Boyer Fire Protection of St. Louis, MO for $93,730
  • Bid Package # 5 awarded to Industrial Mechanical Contractors of Centralia, IL for $3,339,700
  • Bid Package # 6 awarded to Guarantee Electrical Construction Company of St. Louis, MO for $888,200
  • Bid Package #7 awarded to Field Wrxs of Teutopolis, IL for $43,739
