Marion County Supervisor of Assessments Mark Miller has announced that Change of Assessment Notices are being mailed out on Thursday, November 6th.  7,027 notices are going out to owners whose property values have been changed, resulting in an increase or decrease in value.

Those wishing to come before the Board of Review for the purpose of contesting the valuation of their property may come to the Supervisor of Assessments Office in the Marion County Courthouse, 100 E. Main St, Salem, IL or email saoffice@marionco.illinois.gov and request a complaint packet.  Packets are available beginning Thursday, November 6th, and must be completed and arrive in the Supervisor of Assessments Office no later than 4 pm on Monday, December 8th.  You may include your evidence with your complaint packet or any time thereafter up until your hearing date.  Detailed information about the Board of Review process is contained in your complaint packet.

When considering whether to file a complaint, look at your 2025 Fair Market Value and ask yourself if you would sell your home for this value or higher.  If you truly believe you could not, then you may want to come before the Board of Review.

Miller confirmed home sale prices are still on the rise and are even higher for similar properties than last year.  The driving force continues to be the lack of homes for sale combined with the overabundance of buyers who are desperate to purchase a home after waiting several years for prices to come down.

In order to comply with the State requirement for the overall assessment level to be 33.33% of fair market value, a 12% multiplier must be added to all applicable property.  Miller explains, “Last year the multiplier was 7% and as I stated then, the actual increase in property tax would be far less than 7%, which proved to be true.  Any increase in taxes is NOT due to the multiplier, but instead due to an increase in what a taxing district feels it needs in funds to operate for the coming year. If no taxing district increases their funds, a multiplier will NOT increase taxes.”

This is because a multiplier only increases the Equalized Assessed Valuation, which in turn lowers the overall tax rate.  That lower tax rate multiplied by your property assessed value equals a smaller increase in your taxes or possibly no increase in your taxes, depending on what taxing bodies you are paying property taxes to, and so long as your assessed value has not increased due to additions to your property.
